										<content:encoded><![CDATA[<p>Prices for new homes will grow as developers are facing higher construction costs and deal with surging inflation, mentioned speakers during the residential market panel of SEE Property Forum 2021, Property Forum&#8217;s annual event in Bucharest.</p>
<p>Alex Skouras, Managing Partner at Alesonor, said that although there has been a significant increase of construction prices, the overall construction cost in Romania was and still is low compared to other peer countries in Europe.. Nonetheless, buyers have realized that part of the cost increase will be reflected in the final prices of homes. Skouras added that people are looking for a sustainable community with gyms, schools, and other essential facilities.</p>

<p>Starea de urgenţă şi pandemia au modificat preferinţele clienţilor de real estate, iar acum cele mai căutate sunt proiectele mixte, care oferă cât mai multe funcţiuni în proximitatea locuinţei.<br />

<p>► Avantajul în Tunari este că administraţia înţelege valoarea investiţiilor şi susţine astfel de proiecte precum cele ale Alesonor. Nu doar că nu blochează, dar ajută. Spre exemplu proiectele green sunt susţinute financiar deoarece reprezintă un beneficiu pentru comunitate iar noi plătim impozite mai mici.<br />
► Faptul că ai 31 ha la dispoziţie pentru dezvoltarea unui proiect înseamnă că poţi construi de la zero infrastructura exact cum trebuie. În oraş poţi avea intervenţii în infrastructură, străzi sparte pentru ţevi noi.<br />
► Infrastructura este foarte importantă, însă în partea de nord au existat îmbunătăţiri importante, de la străzi modernizate, la pasaje nou construite, A3 şi viitoarea centură A0.<br />
► Centrul Bucureştiului se mută tot mai mult spre nord. Dacă acum câţiva ani era la Unirii, după care s-a mutat în Piaţa Victoriei, iar acum este în zonă Barbu Văcărescu &#8211; Floreasca, la Promenada.<br />
► Trendul este de a avea în comunitate tot ce ai nevoie la o distanta de 15 minute.</p>

<p><strong>Obiectivul meu principal în rolul actual este…</strong> să creez suburbia Amber Forest, o comunitate care să ofere tututor membrilor săi oportunitatea de a-şi creşte familiile alături de oameni cu valori similare şi de a fi de luni până vineri, acasă, fericiţi şi liniştiti, având toate facilităţile de care au nevoie.</p>

Over 240 villas already sold, with an average price of approx. 200,000 euros / villa + VAT. Amber Forest homes are the first homes in Romania that meet the NZEB energy standard, imposed by the European Union since 2021.</p>
<p>“Following the feedback received from our clients, we designed over 20 types of villas starting with 2 bedrooms and also 14 types of apartments starting with 2 rooms, in low Gf + 2F + 3R buildings responding to multiple needs and preferences. The price for the 2-bedroom green villas we have available starts at 176,000 euros plus VAT. The price of green 2-room apartments starts at 92,000 plus VAT,” said Alex Skouras, Managing Partner of Alesonor.</p>

										<content:encoded><![CDATA[<p>“In my view, what we are seeing today is more or less what we were seeing in the very beginning since we came to Romania in 2003. We are active in almost every sector, office, industrial, commercial, but clearly, our focus has been residential. Pre-COVID, we have seen that there should be and there is a big demand for housing projects. It was amazing for me when I saw a statistic, that in Bucharest 91% of the people are living within the city centre and only 9% of these people are living outside of the city centre at the time of this research. In other peer cities, instead of 91%/9%, the numbers are 80/20, 70/30, or even 60/40. In Warsaw it’s 57/43.</p>
<p>Obviously, there are various reasons why this is happening, but for me, this was a clear direction where we were seeing that the real estate segment was going. And this is what actually started Amber Gardens, which is a residential project in the Otopeni-Tunari area. It was the first housing project with green homes developed in Romania, and we actually felt the market, and we saw that people are needing an even wider range of housing: not just bigger, more expensive houses, but a clear sense of community.</p>

										<content:encoded><![CDATA[<p>Dacă în alte veri tema principală de discuții din comunitatea de business viza rutina și destinațiile de vacanță, de această dată, Forbes România i-a provocat pe cei mai cunoscuți jucători din mediul de afaceri local să răspundă unui scurt chestionar, într-un context special, în care vara lui 2021 ar trebui să reprezinte o așteptată revenire la (noua) normalitate.</p>
<p>Piața rezidențială din România a fost schimbată odată cu apariția virusului, iar conform noilor studii, 1 din 3 români, doresc să achiziționeze o vilă după criza Covid-19, în locul unui apartament. Tendința oamenilor de a se îndepărta de centrul orașului și de a se muta în comunități, departe de aglomerația urbană, era vizibilă chiar și înainte de 2020. Pentru noi, pandemia nu a făcut decât să grăbească această tendință și să înregistrăm cereri mult mai mari în ultimul an de la familii care doresc să își crească copiii aproape de natură, în afara centrului orașului, într-un complex rezidențial care răspunde tuturor nevoilor. Astfel, la scurt timp de la lansarea primei suburbii verzi din România- Amber Forest, amînregistrat vânzări record, peste 200 vile au fost deja vândute, cu un preț mediu de aprox. 200.000 euro/vilă. Proiectul va cuprinde peste 500 vile verzi şi 200 apartamente verzi, dezvoltate pe 31 de hectare, cu doar 15% din suprafață construită, având cel mai mic coeficient de utilizare a terenului.</p>

It was founded in 2003 in Romania and is best known for Amber Gardens &#8211; the first large luxury project in the country to integrate bioclimatic design and passive house standards.</em></p>
<p><strong>As co-founder of Alesonor, can you tell us what were the circumstance in which the company came to life and the vision you are pursuing presently?</strong></p>
<p>In 2003 we came from Greece to Romania and founded Alesonor because the local market was so interesting, challenging and promising that we felt it would be a great place to start our venture. Real estate is our bread and butter and we&#8217;ve witnessed how demand shifted towards residential projects outside of the city center. It&#8217;s interesting that in Warsaw 43% of people lived in the suburbs, while in Bucharest only 9% dwelled in the outskirts, so we felt there was a huge potential there. Moreover, the pandemic pushed forward the industry by increasing the demand of houses, with lush green spaces and spacious backyards, instead of apartments in city center.</p>
<p><strong>Your focus lies in high quality luxury projects, what is the most notable one and how do you plan to continue this trend?</strong></p>
<p>Amber Gardens is the first housing project in Romania certified Green Home. By integrating bioclimatic design and technologies such as water collecting systems and photovoltaic panels among other key construction principles, our homes consume 90% less energy than a similar home. It is a five hectares project that we successfully developed and sold (I&#8217;ve also bought a house here), with playgrounds, tennis and basketball court, near the forest. Through it we observed how the market craves this type of intelligent, sustainable residential projects and we are now planning to exceed expectations in this sector.</p>

										<content:encoded><![CDATA[<p>România face paşi către alinierea legislaţiei interne cu directivele europene în domeniul eficienţei energetice şi a construirii de noi ansambluri rezidenţiale conform criteriilor de sustenabilitate. Dacă Uniunea Europeană şi-a asumat un rol important în privinţa combaterii schimbărilor climatice, stabilind ca până în anul 2050 să se reducă cu 88%-91% emisiile de dioxid de carbon din sectorul construcţiilor, la nivelul Municipiului Bucureşti, atât în Planul de Mobilitate Urbană Durabilă 2016-2030, Strategia Energetică, cât şi în Hotărârea privind aprobarea Planului de Menţinere a Calităţii Aerului în 2018-2022, sunt vizate atenuarea poluării şi eficienţa energetică a locuinţelor.</p>

<p>Compania Alesonor a dezvoltat singurul complex rezidenţial din România cu vile care a primit certificarea „Casă Verde” acordată de către Romania Green Building Council (RoGBC) În cei peste 18 ani de experienţă, compania Alesonor a dezvoltat proiecte rezidenţiale fondate pe angajamentul de a atinge cele mai înalte standarde în dezvoltarea clădirilor eficiente din punct de vedere energetic şi ecologic. Dezvoltat pe o suprafaţă de 5 hectare, Amber Gardens este singurul complex rezidenţial din România cu vile care a primit certificarea „Casă Verde” acordată de către Romania Green Building Council (RoGBC). Complexul format din 50 de locuinţe este vândut în proporţie de 100% şi este deja locuit de o comunitate de oameni cu valori similare. Prima suburbie verde din România, Amber Forest, cuprinde peste 500 vile verzi şi 200 apartamente verzi, dezvoltate pe 31 de hectare, cu doar 15% din suprafaţă construită, având cel mai mic coeficient de utilizare a terenului. „O casă verde, o casă eficientă energetic, presupune mai mult decât integrarea unor sisteme precum panourile fotovoltaice sau panourile solare. Pentru a atinge standarde superioare de eficienţă energetică, în cadrul proiectelor noastre de vile am implementat un set de reguli de proiectare şi construcţie, printre care: o cât mai bună izolaţie cu un minim de punţi termince sau deloc, aport de căldură din energia solară şi surse de căldură interne, un nivel excelent de etanşeitate, o bună calitate a aerului interior, furnizat de un sistem de ventilaţie mecanică cu o recuperare optimă de căldură. În plus, am aplicat principii bioclimatice, care iau în considerare variabile precum orientarea, direcţia vântului şi vegetaţia din jurul clădirilor în proiectarea fiecărei case. Investiţia în respectarea tuturor regulilor de eficienţă energetică, precum şi investiţia în materiale de calitate superioară, creşte costuri de construcţie, însă aduce beneficii pe termen lung proprietarilor – costuri reduse cu întreţinerea şi mentenanţa casei. Casele verzi reprezintă noul trend pentru cei care caută calitate, confort şi un stil de viaţă mai echilibrat, cu un consum energetic redus semnificativ şi costuri mai mici de întreţinere. În acest moment extindem filozofia Amber Gardens la nivel de comunitate completă, pe un teren de 31 hectare. Cu Amber Gardens am revoluţionat modul în care este construită o casă, iar acum cu Amber Forest intenţionăm să revoluţionăm modul în care este dezvoltată o comunitate“, ne-a declarat Alex Skouras, Managing Partner Alesonor. Casele verzi sunt construite cu materiale sustenabile şi, de asemenea, gândite astfel încât să nu existe niciun impact negativ asupra mediului. Acestea oferă economii substanţiale la costurile cu energia şi asigură calitate, sănătate şi confort ca beneficii suplimentare în comparaţie cu locuinţele standard disponibile pe piaţă. „O locuinţă Amber Gardens utilizează cu 90% mai puţină energie decât clădirile echivalente convenţionale.
